Completing a building project or renovation is an exciting, cleansing and highly rewarding experience but it can also be incredibly overwhelming and stressful. It’s one of those things that gets easier with experience but that’s not always possible. Everyone has a first time!
So, here is some keys things I’ve learned along the way to make you feel a little more confident to take on that project no matter how big or small.
Choosing your builder can be one of the most overwhelming decisions. And let’s be honest, it’s a pretty important one!
It’s vital to go on recommendations from professionals such as architects or other trades people, and that you take the time to go and see their completed work and standard of finish. Are the door frames straight? Have they removed all the pointing from the outside walls? Have they left the site clear? Is the plaster finish to a high standard? You will instantly get an overall feel of the quality but invest time checking over the finer details.
If a previous client has welcomed you to come and visit then go and use your highest level of scrutiny goggles. Have your questions ready. They will be proud to show off their new house so let them show you everything! Do not forget to ask if the neighbours were happy (especially if you are not living on site). Were they respectful, approachable and considerate?
Get at least three quotes. Don’t feel guilty when you don’t use them. Be honest and upfront but it’s part of their job and an experienced builder will understand and expect it. Make sure the quote is fully broken down and at this stage make sure you ask about their availability. Be prepared to wait but if their timescale really doesn’t work for you then cut the ties right here.
Once you have this quote, print it off on A3, highlight, add notes, add questions, go through it with a fine toothcomb. Have they included a cost for every element? Windows, electrics, carpentry, plumbing, roof work, all external and internal finishes?
Compare these quotes with one another. If the same windows come out twice the price in one quote, then ask the builder why. Call a window centre and get your own rough quote directly from them and then you’ll know if they are being fair or just whacking an unreasonable mark-up on it. If this is the case for one element, then can they be trusted?
Finally, trust your instinct. We had two quotes that both seemed fair from builders we had researched and had recommendations for. But in the end, it came down to a simple choice and gut feeling. Which one of these builders can I share my space with for 6 months or more? Which builder do I feel a natural repour with? You’ll know the answer and if you can’t answer then keep looking. It’s worth the wait.
